Non-Domestic Energy Assessments (NDEA)

An NDEA (Non-Domestic Energy Assessment) is sometimes referred to as a 'Commercial EPC'.

From 2008 it is a legal requirement to obtain an Energy Performance Certificate from a Commercial Energy Assessor if you let, offer for sale, or lease a commercial building.

An Energy Performance Certificate for a non residential / commercial building is intended to inform potential buyers or tenants about the energy performance of a building, so they can consider energy efficiency as part of their investment or business decision to buy or occupy that building.

An NDEA and the resulting EPC will provide an energy rating for a building to benchmark against comparable properties. It is accompanied by a recommendation report which provides recommendations on how the energy performance of the building could be enhanced together with an indication of the payback period. An EPC may be valid for up to 10 years.

By law, EPCs can only be produced by an Accredited Energy Assessor.
