Building Control Application Procedure

1. Pre Application Advice
Aedis emphasise the importance of pre application advice, especially on larger schemes. Irrespective of the design stage, we will provide essential and effective advice with respect to demonstrating reasonable compliance with the Building Regulations.

2. Application Submission
For an application submission, we require a completed application form, along with 1:1250 site plan, one copy of the drawings and structural calculations (two copies of layout drawings if a fire brigade consultation is required) and 25% of the total fee. Once received and registered, we serve notice (initial notice) on the Local Authority to preclude their involvement in the project. This must be lawfully served 5 working days before work commences on site. A copy of this notice will also be sent to you.

3. The Plan Check
We carry out a detailed plans examination to ensure compliance with the Building Regulations and associated legislation. We endeavour to check the plans and send any comments to the design team within 7 working days of receipt of the application. Contained within this report is a site inspection regime so all parties are aware of the relevant stages of notification.

4. Outside Consultations
Aedis will consult the relevant Fire Authority on the proposals along with a comprehensive report detailing the proposal and fire safety measures to be implemented. Any comments from the consultation will be forwarded to the design team. The Fire Authority consultation takes around 15 working days, however larger schemes take longer. Aedis will also consult the relevant Water Authority where applicable on locations of public sewers and / or any design precautions that may be required.

5. Site Inspections
Site inspections will be carried out at agreed in line with the provided site inspection regime. To ensure continuity, we aim to use the same surveyor for the site inspection work, inevitability building trust and understanding how you work.
If there are any problems current or foreseeable, we will discuss this thoroughly to ensure compliance is achieved.

6. Completion Certificate
Once the works are satisfactorily completed with all the necessary certificates, we issue a completion certificate to all parties.
